The DÜÜN FEHMARN vacation complex has been completely renovated and now meets the standards of a new-build property. Underfloor heating, combined with solid brickwork and large, modern windows, creates a wonderful and eco-friendly indoor climate. Depending on the unit, you can enjoy private wellness areas with beautiful saunas and spacious, walk-in rain showers, luxuriously furnished bedrooms with box-spring beds, children’s beds, and additional sofa beds. Fully equipped kitchen islands blend seamlessly into open-plan living areas, which open onto inviting terraces with beach chairs, hammocks, dining spaces, and electric grills. In the expansive 6,500 m² park-like garden, surrounded by mature birch trees, you’ll find plenty of cozy corners to unwind—whether in a hammock, a beach chair, or even on the trampolines. This is where everyday stress melts away. You are warmly invited to feel at home—wherever you are in the resort. With us, you can truly relax: your beds will be made upon arrival, and a starter set of towels will be ready for you. This service, along with all additional costs, is included in the accommodation price.

The resort is located in the tranquil western part of the sunny island, close to the Wallnau waterbird reserve and the charming sailing harbors of Orth and Lemkenhafen. The nearest beaches include Niobe, Altenteil, and the natural paradise of Grüner Brink. In the village, you’ll find a lovely farm shop offering regional produce and fresh bread rolls. Just a short drive away, the neighboring village of Petersdorf provides further amenities, including shops, the island’s traditional bakery, and several restaurants. The surrounding area is dotted with delightful farm cafés—perfect for a relaxing outing.

Information

General Terms and Conditions (GTCs)

1. General

Immobilien Service Fehmarn UG (hereinafter referred to as the “Agent”) arranges holiday homes and holiday apartments. All services provided are specified in the booking confirmation received by the guest upon reservation.

2. Conclusion of Contract

A rental agreement is concluded following a verbal or written request by the contracting party and the Agent’s subsequent acceptance. The booking confirmation issued constitutes the rental agreement. The Agent may confirm the booking in writing, verbally, via email, fax, or implicitly by rendering the agreed service.

3. Rights and Obligations

The Agent is obligated to provide the agreed services. The guest is obligated to pay the agreed rental amount. Until the day of arrival, the guest is entitled to nominate a third party to assume the rights and obligations of the contract. In this case, both the original guest and the third party are jointly and severally liable for the rental price and any additional costs arising from the change. The Agent reserves the right to reject the third party for good cause.

4. Remedy of Defects

The Agent will make reasonable efforts to remedy any defects promptly upon becoming aware of them. Minor defects in furnishings or the failure of individual appliances do not constitute grounds for a rent reduction. All defects must be reported immediately at the beginning of the stay. If unreported damages or defects are discovered during final cleaning after departure, these will be claimed and must be settled within 10 days to the specified account.

5. Cancellation

The guest may cancel the booking at any time prior to the date of arrival. Cancellation is free of charge up to six weeks before the scheduled arrival date. From the 42th day before the planned start of the stay, 100% of the total rental amount will be charged. The Agent strongly recommends taking out travel cancellation insurance.

6. Terms of Payment

The full rental amount is due six weeks prior to the start of the rental period. Payment must be made to the Agent’s account as specified in the booking confirmation. Other payment methods may be arranged individually.

7. Arrival and Departure

Holiday homes and apartments are cleaned shortly before arrival and are available from 4:00 p.m.. Guests will receive the key code and further arrival information by email prior to check-in. Departure must take place by 10:00 a.m. on the last day of booking.

8. Additional Costs

8.1 Charges for gas, water, and electricity are included in the rental price.

8.2 The rental price includes initial bed linen and towel sets, based on the number of guests stated in the booking.

8.3 The property must be left in a swept-clean condition upon departure.

9. Departure Obligations

Upon departure, the property must be left in a clean and orderly state (e.g. rubbish removed, dishwasher emptied, bed linen stripped, visible dirt cleaned). If additional cleaning effort is required due to non-compliance, the resulting costs will be charged and must be paid within 10 days to the specified account.

10. General Obligations / House Rules / Tenant Liability

The rental property may only be used by the number of guests specified in the booking. Camping (e.g. tents, caravans, mobile homes) on the premises is not permitted. Pets are not allowed in any of the holiday homes or apartments. Guests must observe the house rules displayed in each property. The guest is liable for any damage or loss caused during the stay. Any damage or defects must be reported immediately. The guest bears the burden of proof that any damage did not occur during the rental period or was not caused by them or accompanying persons. The Agent is not liable for the guest’s personal belongings or for damage to the guest's property. Guests are responsible for arranging their own insurance coverage. Complaints regarding cleanliness must be reported immediately upon arrival and prior to occupying the accommodation. If check-in occurs outside office hours (10:00 a.m. – 6:00 p.m.), any claims regarding cleanliness are waived. Complaints made after departure will not be accepted. Guests are required to treat the property with care and leave it tidy and swept clean on departure. The booking guest is personally liable for all fellow travellers. The Agent is not responsible for insects within the property or grounds, nor for disturbances caused by neighbouring properties.

11. Place of Jurisdiction

The exclusive place of jurisdiction is Fehmarn, Germany.

12. Severability Clause

If any provision of this rental agreement is found to be invalid, the remaining provisions shall remain in full force and effect.
